Winter Inspection Services has inspected thousands of homes in south Florida over the last 20 years. We are the only property inspection company that incorporates the inspection provisions found in most standard real estate contracts into your property inspection. Being that both buyer and seller have agreed to the inspection provisions, it provides you with one of the most thorough and objective property inspection available in the State of Florida today. This approach meets or exceeds the state’s current Standards of Practice that inspectors are required to follow.

Our residential reporting system is a narrative type of checklist that evaluates over 200 separate items in a standard home, if present. All of our inspections include approximate repair costs as well as a W.D.O. (termite) inspection. If you don’t want or need these inspections, we will revise our estimate to you.

Systems, components and appliances that buyers and sellers have agreed to have inspected will include, but may not be limited to:

All of the above systems, components and appliances have to be in working condition, watertight and structurally sound at the time of the inspection as agreed upon in most standard real estate contracts. Working condition is defined in most real estate contracts as “operating in the manner in which the item was designed to operate”. The Merriam Webster dictionary defines watertight as “of such tight construction or fit as to be impermeable to water”.  Winter Inspection Services can’t determine the structural soundness of a home, but we can make structural observations and recommend further evaluation by a Florida licensed structural engineer whenever, in our opinion, is needed.
