The two main advantages of using Winter Inspection Services:
- We inspect your home using the inspection provisions found in most standard real estate sales contracts. This approach meets or exceeds the State of Florida’s Standards of Practice that are found in Florida Rule Chapter: 61-30, starting at Section .801. Our reporting system will provide you with one of the most thorough and objective home inspections in the State of Florida.
- If your inspector doesn’t incorporate the inspection provisions found in most standard real estate contracts, they are not required to inspect:

- Shower Pans
- Irrigation Systems
- Removable Window A/C Systems
- Central Vacuum Systems
- Swimming Pools, Boat Lifts and Docks
- A/C internal components (coils, pans, etc.)
- Insert any tool, probe, or device into any electrical component
Many of the above components, systems and appliances are listed in most standard real estate sales contracts. Contractually, these items have to be in working condition, watertight and structurally sound at the time of inspection. Even if you don’t select Winter Inspection Services as your inspection company, make sure your inspector evaluates these items. Failure to do so could cost you thousands of dollars.
When you inspect to the real estate contract, both the buyer and seller agree that the structure’s systems, components and appliances have to be in working condition, watertight and structurally sound. Both the residential and commercial sales contracts also list what is to be inspected, which will again meet or exceed the state’s Standards of Practice.
