Winter Inspection Services can inspect your new property before you move in, especially if you’re not familiar with the process. This is usually done at your final walk through before closing.
Please keep in mind that at the time of your final walk through, the builder still owns your new property. This being the case, builders usually do not allow inspectors to walk the roof, go up in the attic and/or remove electrical panels until you take possession of the property.
Most builders will give you a one year limited warranty on the material and workmanship of your new property. This one year time frame begins when the property receives its certificate of occupancy (commonly called a CO), not when you move in. To get more value and save you money, we recommend that you contact us for an inspection approximately 10 months after the property received its CO.
Other and longer warranties, which should cover the structure, mechanical and other components, may apply. We suggest that you review the warranty information you received at closing from your builder. If you are having difficulty in resolving a warranty issue, we recommend that you review Florida Statute 558, which deals with construction defects. At the same time, we recommend that you consider obtaining legal counsel to assist you in resolving any type of dispute you may have.
